市区内环新房静安玺樾二期已过会，均价约12.6万/平，与一期基本保持持平。虽然该盘位于内环，但硬伤着实不少：

1）临近高架。该盘西侧紧邻上海南北高架，这是静安玺樾的致命硬伤，噪音影响不可避免，特别是距离300米以上对中高楼层造成的影响非常大。
同时还要面临高架上行驶的汽车尾气和灰尘的影响，所以购买临近高架的楼栋，根本无法长时间开窗通风。
2）进入二手市场会很难卖。如今楼市市场还不明朗，下行压力依旧很大，如果该盘进入二手市场，高价房的缺点会被买家无限放大。即便有成交，或也要低于小区其他楼栋，这不可避免。
